Since HafenCity is a newly developed district, there are many innovative new buildings and modern office spaces with a high sustainability standard here. The Elbtower is the latest skyscraper project. HafenCity attracts many large companies such as Unilever, Siemens, logistics companies such as Kühne + Nagel, as well asmedia companies such as Spiegel-Verlag. Furthermore, companies from the creative industries as well as real estate and construction companies are located here. Several flexible office spaces have set up here, such as OFFICE.ONE, betahaus and ABC Workspaces.
Hafen City is the extension of the city center along the Elbe River, with the close proximity to the water offering locals a high quality of life.. The impressive architecture as well as the Port of Hamburg and the Elbphilharmonie Concert Hall attract many tourists to the district. The submarket is the newest and most modern office location in Hamburg and has become an important hub for companies from various industries Hafen City is not exclusively office and retail dominated, but is also a popular residential choice with great education, leisure and retail options all available in this area, making it a desirable area to both live and work in.
HafenCity's public transport network is well-developed. The district is well-connected with several bus, subway and S-Bahn connections. Access to the Elbe also provides numerous ferry connections.
The office district is characterized by a wide range of industries and companies, primarily from the service, retail, logistics and manufacturing sectors. A large focus is on the logistics segment. However, companies from the IT sector, media publishing companies and various service providers such as tax consultants, lawyers and consulting firms are also located here. Apart from Design Offices and Regus, the flexible office space market is not yet very pronounced in this district.
City South is a major office location in the south of Hamburg. In addition to the office buildings, there are also many waterside and green spaces here, which offer a high recreational value for the area. However, the location does not only want to be perceived as a commercial area and is trying to establish an attractive residential location in the future. Overall, the architecture of City South is rather functional and practical.
The office district is very accessible to the city center. Hamburg's main train station can be reached in 10 minutes by S-Bahn. The connection to the A7 freeway is also easy to reach, which is why many logistics companies are located here.
