2023 was an exciting year for the flexible office sector in Ireland, with 13 new buildings opening space across the region. With average building occupancy standing at 85%, we saw an increased demand for collaboration space and a high demand for flex space from the financial sector. In Ireland, 78% of providers said that occupiers were using their spaces 3 times per week, with the next highest being 4 days a week at 19%.
In Ireland, the top sector demanding flexible office space was the financial sector accounting for 27% of respondents' demand. This was followed by Tech companies at 25% and business products and services at 23%.
In Ireland, there is a clear demand for additional spaces outside of the office, with the most demanded feature being meeting rooms (34%). The second most popular was collaboration space/breakout space (27%) followed by phone booths (25%).
In terms of what providers thought would be the future of flex, the top 3 options for Ireland were, spaces centred on lifestyle and design, zero-carbon operational spaces, and the retrofitting of older buildings.
