1. Demand for amenity rich spaces  

In the past, a cubicle with a phone and monitor was the traditional definition of an office, however, those days are now long gone. We are seeing an increase in demand from occupiers for high end amenity rich spaces which encourage office attendance and attract new talent. 

Occupiers want access to bookable meeting rooms for hosting clients and internal meetings, phone booths, focus pods and lounges. These varying spaces allow different types of work to be done. 2. Community offerings  

Companies offering remote working are attracted to buildings that host onsite events which encourage and entice employees into the office. Some of these offerings include seminars, pizza nights, fitness classes, summer BBQs and Christmas parties allowing for networking both with colleagues and other businesses housed in the same building. 

These types of events help with staff retention and attracting new employees to the business and are at no cost to the business. 

3. Technology  

In the flexible office world, tech has really stepped up its game, boosting the services available and making sure everything runs smoothly both for the operator and occupier. 

To allow for effective in-office working, demand for apps which allow employees to book their desk, see who will be in the office on which day and easily book a meeting room is rising. Operators can provider occupiers with data regarding in-office attendance, including highlighting the most popular office days.  This allows occupiers to understand how best to ensure maximum utilisation of their space.

4. Location, location, location

Easy access via public transport has become one of the key decision factors for companies taking office space.  

In 2024, 73%* of companies opted for a Dublin 2 location due to its strong public transport links and local amenities including retail and hospitality.
