As part of our series to identify up-and-coming flexible office locations in London Workthere finds itself in North London where this popular part of the capital is becoming increasingly attractive to flexible office providers.

Sam Bendel looks at the top five spots with the most potential…

Angel/Islington

With excellent access to the City of London without the price tag, the areas around Angel tube station are becoming increasingly sought after by office workers. Traditionally Old Street, which is just down the road, was synonymous with tech start up scene in London, comparable to Silicon Valley in the United States. However, over the last few years, the popularity and rising rents has meant the spread of flex space has extended up to Angel and beyond. Indeed the high percentage of finance, technology and creative companies here makes this area very similar to nearby Shoreditch.

Already, providers including Spaces, The Office Group and Knotel have a strong presence here – especially in more residential areas which means workers have a shorter commute than heading into central London. With new developments including Islington Square popping up, the bustling areas of Upper Street are tipped to be potential new locations for providers.

Tottenham

Boasting an enviable position on the super speedy Victoria Line, Tottenham is quickly rising through the ranks to become one of the places to be in North London. 

Historically, this area has not commanded much attention from traditional or flexible occupiers however, its excellent value for money means that its fast becoming a viable option. At present, the area is home to a number of creative companies – especially those relating to marketing and film. Current providers here include Purpose Group and Lenta business space. With potential plans for Crossrail 2 to run alongside Tottenham Hale Retail Park, the area’s allure in terms of connectivity will only increase.

Hampstead

Traditionally a highly residential area, Hampstead’s reputation with flexible office providers has become exponentially favourable since the start of Covid-19. Naturally, with many grappling with the idea of constant working from home, the flexible office has represented a half-way house between home and the main office. In addition, people like the idea of being able to work closer to home to cut out a longer commute. 

It’s still early days in this specific area and, as such, we’ve yet to see specific sector demand. The absence of larger providers means that space is currently being taken on a single use basis – for example a commercial use building with rooms to rent.

Camden

Its enviable position near the river has meant Camden has long been a popular location from a residential and tourism point-of-view. Nevertheless, the flexible office market here has been growing for a number of years with many companies in the creative and music industries likely to be found here. Labs dominates this market, with other providers such as Work.Life and Workshop also boasting a presence here. 

Camden has risen up the wish list recently thanks to its competitive pricing and the added reluctance to come into central London as a result of Covid-19. Its buzzing atmosphere and plethora of retail, leisure and nightlife means that its after-work scene is second-to-none.

Belsize Park

A largely residential area, Belsize Park is most definitely a location to watch. With no historical provision of flexible office space, the area is starting to attract family office and small start-up companies looking for both desk and meeting space. 

While none of the larger providers yet have a presence here, Belsize Park’s proximity to Camden may see it lure some of the bigger names in the near future. With a number of residential developments underway in the area such as Belsize Park Firehouse, the scope for more commercial ventures is certainly there.
